MONROE — The Zoning Board of Adjustment will consider a proposal by the Shri Ram Chandra Mission to turn four existing buildings on a parcel at the intersection of Wykoff Mills and Halsey Reed roads into a yoga and meditation center, Oct. 30.

The 3.3-acre property previously was home to a day-care center and office building. According to plans on file at the township Planning Department, a 3,230-square-foot building near the center of the plot would serve as living quarters for a caretaker of the property, while a 2,275-square-foot building next to it would serve as the meditation studio.

Two structures in the southeast corner would serve as a maintenance shed and a guesthouse. Also present on the property are a pond, wetlands in the northwestern corner, a stream and an in-ground pool.

Proposed improvements to the site deal mostly with parking. The plans call for three concrete parking lots to be built along an existing driveway that runs northeast to southwest and exits at both ends of the property. The parking areas would be built adjacent to the structures and would contain 49 spaces. The mission does not expect that any additional parking would be necessary, according to the plans.

Shri Ram Chandra will need a use variance, as the area is currently zoned only for residential housing. In addition, the group is seeking to widen its driveway at curb-line past the 15- to 30-foot limit with a width of 31 feet and 46 feet at either end, and build a parking lot on the south side of the meditation center closer then the 30-foot distance the ordinances require.
A nonprofit organization, the mission expects to host about 100 people twice a week, on Wednesday evenings and Sunday mornings, according to the plans.

The mission was originally supposed to appear before the zoners on Sept. 25, but postponed the meeting so it could meet with neighbors to address their concerns, said the group’s attorney.

”We want take the time and meet with the neighbors and see what they have to say,” said Walter Toto, the lawyer representing Shri Ram Chandra. “We want to make sure that we are good neighbors.”
